ROBERT F. RIPLEY

Robert F. Ripley

Robert F. Ripley, founder of Ripley Heatwole Company, Inc., has been involved in Real Estate for over 60 years. In May of 1946 he opened his own business in the name of Robert F. Ripley, Realtor. His vast experience in the Real Estate industry includes working in selling, appraising, financing, building homes for sale, developing office buildings, developing multi-family apartments, and selling and developing commercial and industrial properties.

Bob attended Norfolk Business College from 1933-1934, and attended The University of Richmond and Norfolk Division of the College of William & Mary (Now Old Dominion University) where he majored in Business Administration. He served in the U.S. Navy from 1943-1945. During his time in the Navy Bob was awarded the Bronze Star, the Philippine Island Campaign Ribbon, the Pacific Theater Ribbon, the Atlantic Theater Ribbon, and the World War II Victory Ribbon. He holds the designation of CCIM - Certified Commercial Investment Member of the National Marketing Institute, the highest degree awarded in commercial investment real estate practice. He is also licensed by the Virginia Real Estate Appraisers to perform appraisals in Virginia and give testimony in cases involving land and building values in the courts of Tidewater.

Mr. Ripley has an extensive record as a civic leader in the community. He served on the Norfolk City Council from 1952-1956 before serving as Commissioner of the Hampton Road Sanitation District Comm. from 1956-1970. Bob has also served on a number of Boards. He served on the Board of Directors of the United Communities Fund from 1961-1972. He has also served as Chairman for the Mayor's Citizens Advisory Committee for Community Planning in the City of Norfolk, the Norfolk Board of REALTORS Civic Affairs Committee, and the Governor's Advisory Council on Alcoholism for the State of Virginia. As Chairman of the Chesapeake Rotary Club Paint Your Heart Out Project Mr. Ripley received the Hampton Roads Chamber of Commerce-Chesapeake Division Commendation Award in recognition of his role as catalyst for the project.


RONALD C. RIPLEY

RONALD C. RIPLEY

As President of Ripley Heatwole Company, Inc., Ron is responsible for the day to day operations of the Company with specific emphasis on the Company growth and direction. Quality control of the new and existing communities is of primary importance as well as the tenant/customer satisfaction. He entered the business in 1969 and he has been involved in numerous complex commercial real estate transactions. As a leader and manager, he has had exposure to all segments of the real estate and development business. Ron is a graduate of Old Dominion University. He also holds a professional appraisal degree of SRPA from the American Institute of Real Estate Appraiser. He has served as past president of Norfolk, Chesapeake Board of Realtors, Tidewater Association of Realtors and the Local Appraiser Chapter. He has been chairman of several committees for the Virginia Association of Realtors that include the Budget Committee, Virginia Association of Realtor Political Action Committee, Legislative Committee and Strategic Planning Committee. He is active in the community and is past chairman and member of the Virginia Beach Planning Commission. He is currently a member of the Virginia Beach Wetland Board.

F. Andrew Heatwole has over 31 years of experience in residential and commercial real estate property. He has been involved in transactions for over 7,000 residential units. He is a licensed real estate broker in the state of Virginia. Currently he serves as a gubernatorial appointed member of the Virginia Housing Commission. He has served as a director of the Tidewater Association of Realtors (Virginia Beach) and the Virginia Association of Realtors (VAR). He has also served as a director of the Commercial Multiple Listing Service of Hampton Roads. His service for VAR has included the chairmanship of the Public Policy Advocacy Group, Virginia Real Estate Board Liaison Committee and Realtors Political Action Committee. Additionally, he has served or is currently serving as a member of the Commission on Growth and Economic Development (Revitalization/Brownfields), a workgroup of the Virginia Housing Commission addressing "Eminent Domain Powers of Local Redevelopment and Housing Authorities," the Habitat Management Advisory Committee to the Virginia Marine Resources Commission, Chamber of Commerce Task Force on the Environment and Growth, Timeshare Advisory Committee to the Virginia Real Estate Board, and a citizen member of the General Assembly Joint Subcommittee studying transfer of development rights and other land use issues. Among Andy's primary areas of expertise are project feasibility, financing and land acquisitions. This includes comprehensive environmental, municipal and political considerations. He has offered testimony on public policy, land use practices, and environmental matters before several committees of the Virginia General Assembly, the President's Commission on Domestic Policy, Congress, and various federal and state agencies.

Our Development and Construction Division's sole objective is to provide value. Value to its financial partners, the property, the market in general and to the Cities in which it operates. Scott is president of RH Builders, Inc., as well as principal in Ripley Heatwole Company. RH Builders is the Construction Company for all Ripley Heatwole Communities. Scott has been responsible for the construction of all development built by the Company. He is a skilled senior administrator with extensive construction management experience of 4,000 multi-family units throughout the Commonwealth of Virginia. A Senior Construction Manager and several Site Superintendents with staff support him. Further, administrative accounting personnel and computer job cost systems are cutting edge technology. Time after time, his scheduling techniques have proven to be the backbone to the number "on time in budget" projects. A coordinated team of the best architects, land planner, engineers, interior designers, landscape architects and subcontractors interacts in our development process. Scott is committed to developing excellence in each of our communities.

In addition, Scott works extensively with the property management division in the asset management of the apartment portfolio. Scott attributes the great success of the Company to our people. MELANIE A. BOLES

MELANIE A. BOLES

Offering an extensive background of diversified experience in Property Management, Melanie manages over 3,000 apartment units for Ripley Heatwole. She retains the National Tax Credit Housing Certification, and knowledge of Tax Exempt Bonds, Elderly 202 housing, VHDA Reporting, and Conventional Housing Management.

Melanie has expertise in marketing, training, sight supervision, reporting, Rent Roll, and financial planning. As a Registered Housing Manager, she is experienced in managing Tax Credit Rental Housing for compliance and is skilled in new property startup operations, management, marketing, financials, and major rehabilitation.

As a Vice President of Ripley Heatwole, Melanie develops and implements strategies to increase market penetration and client base. She plans and executes programs designed to generate revenue, decrease overhead and increase profitability.


NANCY MORIN

Vice President of Accounting/Controller, Ripley Heatwole Company

NANCY MORIN

For over 15 years, Nancy has worked with the Ripley Heatwole Company specializing in tax credit and market rate multi-family properties. As Controller, she understands the complex aspects of the many entities involved in real estate development.

Nancy is responsible for coordination, preparation and financial analysis of operating budgets for the Ripley Heatwole Company, Inc., Virginia Financial Advisors, RH Builders and the many entities set up for the development of each property. As Vice President of Ripley Heatwole, Nancy advises the Principles, offering suggestions for improving operations through profit/cost improvements. She manages employee benefit programs, company insurance policies and the administrative staff. Nancy specializes in accounting for Low Income Housing Tax Credits and has expertise in VHDA reporting, Rent Roll software, Timberline Accounting Software, financial planning and all aspects of accounting.
